Patio Screen Replacement

We will be replacing the screens on all back patios with Charcoal Premium Polyester P4 Screen and securing them with black spline for enhanced durability and a sleek finish. Please note, for the 2nd and 3rd floor units, the screens are splined from the inside, so we will need access to each unit at the end of the process to complete the replacement and exit through the resident's unit. This ensures a seamless installation and a pristine finish for your patios.
Comprehensive Exterior Painting

We'll be utilizing Sherwin Williams specifications and Latitude paint to refresh the exteriors and various components of the property. Our work will cover building exteriors, doors, soffits, hallway and balcony ceilings, balcony walls, railings, screen channels, dividing walls, breezeway ceilings and railings, accessory buildings, monument signs, retaining walls, dumpster enclosures, and shutters.

Please note, doors will be painted in the "closed" position for a uniform finish. Additional preparation, such as wire brushing and sanding, will be conducted as needed on metal railings to ensure a smooth, long-lasting result.
Stucco Repairs

We’re offering an enhanced stucco repair service that goes beyond the standard painting specifications to ensure a lasting and durable finish. This includes meticulous cleaning of steel angles and bolts along access walkways to prevent future corrosion, repairing any spalling for a smooth, consistent surface, and applying expert caulking to expansion joints between breezeways and walkways. These additional repairs ensure the structural integrity of your property and provide a polished, seamless look.
